Cary's homes cluster in a different era than its neighbors. Census Reporter's ACS 2024 5-year figures put 39 percent of the town's 73,795 homes in the 1980 to 1999 window, against 32 percent in Raleigh, with just 12 percent older than that. The pattern traces to Kildaire Farms, a 967-acre development its HOA calls North Carolina's first planned unit development, which opened in 1974. Cary approved 22 more between 1980 and 1992. Houses from that run are now 27 to 46 years old, so original deck boards, fence pickets, door frames and exterior trim have been through a lot of Triangle summers.
Many Cary streets sit inside an HOA with written standards, so we read them before we build. Kildaire Farms' architectural guidelines call 3 to 4 foot fences typical, want the finished side of a wood fence facing out, and require trash and recycling bins to be stored beside or behind the house. That is exactly where a slatted trash can enclosure earns its keep. Lochmere caps fences at 5 feet, bans chain link, keeps fences 50 feet back from its lakes and golf course, and wants basketball goals on one pole at the edge of the driveway.
Then come the town's own rules. Cary says most residential fences need no permit and can be 8 feet or less, right up to the property line, as long as the fence stays on your side. The back of the curb or sidewalk is not the property line. A new or substantially rebuilt fence over 42 inches within 30 feet of a thoroughfare or collector street needs a permit, plus evergreen shrubs about every five feet. The Land Development Ordinance also sets a maintenance standard: no more than 20 percent of a fence's surface peeling or cracked, no bent or broken supports, and the fence standing straight up.
Big trees are part of Cary's appeal and part of the repair list. NOAA's Storm Events Database records a tree about three feet across falling on a home off Southeast Maynard Road in January 2005, two large oaks landing on a home and two cars during a January 2009 wind storm, and a tree on a house on Honeysuckle Lane in June 2015. The State Climate Office puts Raleigh's long-term June and July dew point at 66 degrees, and that steady summer damp is hard on any wood left outside. When a limb comes down, we patch shingles and flashing, rehang gutters and rebuild fence sections.

Not if it matches. Kildaire Farms' architectural guidelines say a deck replacement of the same size, design and color needs no approval. A bigger footprint or a new look goes to the Architectural Review Committee first, and the HOA says it processes requests within 30 calendar days. The Town of Cary still requires a building permit for every deck, whatever its size.
Yes. We install in-ground hoops, Goliath systems included. Lochmere's architectural standards ask for one pole mounted at the edge of the driveway, beside or behind the house footprint, with a white, black or clear backboard and a black or white pole, and nothing attached to the house. Get your HOA's written approval first, then we set it.
Yes, and the paperwork depends on the job. Cary's Land Development Ordinance says no exterior feature of a landmark, fences and steps included, can be altered until a Certificate of Appropriateness is approved by Planning staff or the Historic Preservation Commission. Ordinary repair that keeps the same design, materials and appearance needs no certificate, so we match what is there.
