Decks

A deck lives outside. Build it like it knows that.

A deck takes more weather than any other part of a house. Sun bakes the tops of the boards while the undersides stay damp, and in a humid climate like ours, wood that never fully dries is wood that rots. The places it shows first are predictable: board ends, where water soaks into the end grain, the tops of joists under the boards, stair stringers where they touch the ground, and posts sitting in damp soil. We check all of them before we suggest a repair.

On a repair, rotted boards are replaced and deck screws go in wherever old nails have popped up. Soft joists get a new joist fastened alongside, or get replaced. Wobbly railings are re-fastened through the posts with bolts instead of more nails, and loose stairs get new stringers when the old ones have rotted at the bottom. The most important check is the ledger, the board that ties the deck to the house. If it is not bolted and flashed properly, water gets behind it.

A new deck starts below the ground. Footings get dug and poured, posts are set on them, and the frame goes together with joist hangers and fasteners rated for treated lumber, which corrodes ordinary steel. The ledger is flashed so water runs past the house wall instead of into it. Then come the boards, railings and steps. If your neighborhood has an HOA, get its approval on size and materials before we build. A deck framed right outlasts its boards.

07 / FAQ

Deck Building & Repair questions, answered.

If the frame is sound, a repair is usually the better call: new boards, tightened rails and fresh stairs go a long way. If the joists, posts or ledger are rotted in many places, the frame is the problem and a rebuild makes more sense. We check the structure first and tell you which it is.

Press a screwdriver into the board ends and any dark, stained spots. Sound wood resists. Rotted wood lets the tip sink in or breaks away in soft fibers. Check the stair stringers near the ground and the posts at soil level too, since those spots stay wet the longest.

Pressure-treated pine is the standard for the frame, with ground-contact lumber where posts and framing need it. For the surface, treated boards are the common choice, and composite boards are an option if you would rather skip staining. We go over the choices with you before the build.

Just about anything on the honey-do list. Repairs, drywall, trim carpentry, mounting, doors, fixtures, and outdoor assembly like basketball hoops. If you're not sure, just ask.
