Garner's houses run older than its neighbors to the west. Ten percent of the town's 15,043 homes were built before 1960 and 28 percent before 1980, against 12 percent before 1980 in Cary, in the 2024 American Community Survey five-year data on Census Reporter. The town's own history explains the wave: when U.S. 70 was widened and rerouted around downtown in the early 1950s, shopping centers and new subdivisions sprang up around and north of the bypass. Houses from those years have had decades to settle, which is when doors start to stick, window trim softens and porch steps wear. Garner is about 10 miles from our Raleigh base.
Garner began as a railroad stop. State leaders picked the spot for a North Carolina Railroad station in 1847, and the depot went up in 1902. Today the Downtown Garner Historic District, listed on the National Register in 1989, covers about ten blocks along the tracks with 63 contributing properties. Its nomination lists frame cottages and bungalows, with German siding, clapboard, six over six sash windows and hipped porches among the details. On wood like that we replace damaged siding boards with matching profiles, rebuild rotted trim and porch steps, and repaint so the old look stays.
Two tornadoes sit in Garner's own storm record. On March 20, 1998, an F2 passed over Greenbrier Estates just east of U.S. 401, snapping and uprooting trees, several onto homes, and stripping large siding sheets off a business near Highway 70, according to NOAA. On December 10, 2023, an EF1 touched down near Old Stage Road, and WRAL reported the town counted more than 20 homes damaged, with debris piled along Timber Drive. In the Woodlands community, falling trees destroyed two sheds and a fence behind one resident's house. NOAA also logged a large tree falling through a Garner fence in April 2019.
Before a new fence goes up, Garner's fence page offers three cautions. The town recommends setting it at least 6 inches in from the property line to head off disputes, fences are not allowed in access or utility easements, and certain residential fences need a Zoning Compliance Permit. Decks get their own brochure from the town's Inspections Department, which asks for a building permit before construction so the job can be checked against zoning setbacks and the state residential code. It also calls for flashing between the deck band and the house band, to keep water from rotting the house band.

Under Garner's Unified Development Ordinance, fences can reach 4 feet in front and corner side yards, and solid fences can reach 6 feet in side and rear yards. Eight feet takes a Board of Adjustment variance. Open fences such as chain link or split rail can go to any structurally sound height in side and rear yards. Pool barriers need at least 4 feet.
Yes. On a house that has settled for 50 or 60 years, a sticking door often needs its hinges, strike and stop reset, or an edge planed, before anyone talks about a new door. Worn window casing and sills get cut out and replaced, then caulked and painted. Garner's 1950s growth north of the old U.S. 70 bypass left plenty of houses at that age.
With whatever lets water in or leaves the yard open: a leaking roof, lost shingles or lifted flashing first, then the broken fence. After that we repair the siding and rehang or replace the gutters. Trees through fences appear in Garner's storm record in 2019 and again during the 2023 tornado.
