Fuquay-Varina's median home was built in 2011, newer than Apex, Holly Springs or Garner, and 54 percent of its 15,187 homes went up in 2010 or later (ACS 2024 5-year, Census Reporter). The town says it grew 90 percent between the 2010 and 2020 censuses, and in June 2021 WRAL reported nearly 800 homes under construction at Carolina Gardens on Purfoy Road alone. Young houses still need upkeep: a first exterior repaint, fresh caulk and trim, stair carpet that is already worn, and fences and decks that went in quickly on freshly graded lots.
That fast building matters most at fence posts. NC State Extension notes that new home construction usually strips the topsoil, leaving Piedmont clay subsoil that can stay wet for long periods. Fuquay-Varina's own fence rules plan for water: privacy fences need a 2 inch gap at the bottom so stormwater can drain under, fences sit at least 3 inches inside the property line, and none go in drainage or utility easements. No permit is required. Inside town limits, chain link must be coated black or green, and the finished side faces the street or the neighbor.
The old town is a different job. Fuquay Springs grew up around a mineral spring uncovered around 1858, joined Varina in 1963, and today has two National Register districts. The Fuquay Springs Historic District, listed in 1996 and enlarged in 2014, holds frame Craftsman and Colonial Revival houses built from about 1899 to 1946, with weatherboard walls and porches on tapered square posts over brick piers. The Varina Commercial Historic District lines Broad Street. On houses like these we patch weatherboard to match, rebuild porch posts and trim, and repaint.
Storms hit the newer side of town too. On August 3, 2024, NOAA's Storm Events Database shows an EF1 tornado touching down south of Wilbon Road and Judd Parkway, snapping or uprooting large trees on Burton Pines Way, breaking limbs on Bridge Street, Crestfield Drive and Alderleaf Drive, and tearing the roofs off two baseball dugouts at Fuquay-Varina High School. On September 1, 2017, hail up to 2.75 inches fell along a swath from 2 miles west-southwest of town toward Angier. On June 27, 2026, downed trees cut power to the Bentwinds, Woodlake Estates, Ballentine and Mill Ridge neighborhoods northeast of town. Fences, gutters and shingles take those hits first.

Under the Land Development Ordinance as amended in 2021, front yard fences can be up to 4 feet and cannot be opaque. Side and rear fences can be up to 6 feet inside town limits, and in the ETJ there is no side or rear maximum. Check your HOA covenants too: the town says its own standards still apply even where private covenants exist.
Fuquay-Varina asks for a complete permit submittal: a permit application, a subcontractor form, two copies of a scaled plot plan and two copies of the building plans. If your lot is on well and septic, Wake County Environmental Health has to sign off first. An attached deck also has to stay at least 8 feet from the rear property line.
Yes. The Fuquay Springs Historic District nomination describes frame houses clad in plain weatherboard, with wooden door and window surrounds and porches on brick piers.
